Hyland Building 3

The Krueger Group transformed the former Five Seasons Sports Club into a dynamic, state-of-the-art expansion for Hyland Software’s tech campus. Situated on a 23-acre site, the renovation added 167,000 square feet under roof—significantly increasing Hyland’s footprint and enhancing their collaborative working environment.

From the outset, it was determined that (2) 26,000 square feet steel deck mezzanines would be constructed where the tennis courts used to be, effectively doubling the office space and allowing the core of the building to serve as a true collaboration space. The full scope of work included:

• All HVAC, plumbing and sprinkler systems were upgraded.
• 800 Amps of electrical service was added along with full UPS and generator backup.
• Natural light was introduced at the office wings from glass systems at ends of wings A and B.
• Total replacement of the fully ballasted roof with a new mechanically adhered EPDM roof.
• A new 200 car parking lot was constructed where the outdoor pool used to be.

Completed in 10-months, the building contains (30) private offices, (25) conference rooms, 150+ workstations, (4) training and presentation rooms, ample collaboration space and breakout rooms and the following features:

• Exercise and weight room, 3-point basketball court, and regulation volleyball/badminton court.
• Full commercial kitchen and café.
• Full-service clinic and salon.
• Entertainment room with pool table, arcade games and the latest gaming systems.
